What Happens Next?
I will personally contact you to discuss your home sale in more detail. Then, I will assess your properties value and make you an offer. Assuming you agree, an agreement will be drafted and a closing date arranged.
What do we do with the information?
All the information you share with us is confidential and I use it to make the best possible offer based on the information you provided.
Do you charge a fee to make an offer on my home?
I never charge a fee to view or make an offer on your home. All consultations we provide are always complimentary whether we come to an agreement or not.
If I fill out and submit the form containing information about a house I have to sell, am I obligated in any way?
There is never any obligation. If you send in your information form and show us your property, you still have no obligation to sell your home to us. We are just interested in the opportunity to make an offer on your property.
I have no equity in my home. Can you still help me?
Our buying programs offer many solutions to people with little or no equity. We will be there for you regardless. Contact us now to discuss your options!
Will you really buy my house?
I purchase all types of homes. The size, age, and type are not important. I am an expert at buying, renovating and re-selling property.
How much money can I expect to get from my home sale?
There are many factors to consider when determining home prices. Geographic location, market volatility, and the condition of your home all play into the price. You can feel confident when you deal with me that you will get a fair offer reflective of what the market is bearing at the time you are negotiating your home sale.
How do you determine the amount you will offer for our house?
There are many things to consider including the condition of your property, the extent and cost of the renovations required, when we will be able to complete these renovations, and the value of the repaired property relative to comparable properties on the market in the same market. Other things we think about are the costs of real estate commissions to market the home, the potential cost of insurance, utilities, taxes, and loan payments associated with the home purchase, and any maintenance fees we might generate while renovating your home before we resell it.
Who uses your services?
We work with anybody who wants to sell his or her property. 60% of the homes we buy are due to unwanted property that was recently inherited. Maybe you need to move due to a job relocation situation and don’t have the time to fix-up your home and wait for it to sell. If you have already relocated and are having to finance two house payments you may want to sell one of your properties in a hurry. Maybe you are going through a divorce, bankruptcy, or just behind on payments. Perhaps you are tired of dealing with tenants, or dealing with a real estate salesman. Dealing direct with an investor like myself can help you liquidate your property fast saving you time and money.
What do you mean by "any condition"?
I buy homes regardless of condition, close the deal, and then fix the property up for resale later. You are able to move along with your plans as soon as the deal is closed and we will worry about fixing things up after the closing.
What if I am behind in payments or going through foreclosure?
If you are behind on payments or in foreclosure now is the time to make a move! You still have options that you should consider. In most cases, you can have your house sold before the foreclosure even happens. Or, we can arrange to buy you some time by delaying the foreclosure date.
If you buy before foreclosure is there a way to save my credit?
Yes, your credit will not reflect a foreclosure and will avoid seven years of poor credit ratings. Please note that every circumstance is unique.
How long will it take to sell my house?
The process can take as little as a five days from the time we connect with you. During our consultation with you, I will evaluate your situation, calculate any repairs needed, then compare your home to others that recently sold in your area and then make an offer.
What is the benefit of working with you?
The best thing about working with a Real Estate Investor like me is that it doesn’t cost you anything. If you need to sell in a hurry, we will arrange purchase of your home right away. My objective is to please all of our clients with a professional and helpful approach to selling their home. Helping you sell your home is not only good for you; we realize it benefits us too.
Do you only buy from homeowners?
No, we buy from anybody interested in selling a property. It could be agents, builders, homeowners or another investors.
Will you buy my property if I have a bad tenant?

I have already listed my property with a real estate agent. Will you still purchase it?

There is a vacant house on the block that is rundown. Should I contact Long Island Cash for Homes?
